7 Mistakes People Make When Building or Renovating

Use our Project Planning Pack to help you collect your ideas into a Design Brief before meeting with an architect.

Let’s discuss your ideas and how we can help you get started.

Booking a Project Consultation Meeting is the third step before engaging an expert to guide you through your project. We have designed this step so you can gain a realistic perspective of your ideas and discuss financial feasibility.

The Design & Construction Process

There are generally five distinct phases in the design and construction process. My involvement can be tailored to the needs of your project and the level of guidance you would like throughout each phase.

Schematic Design
The Schematic Design phase establishes the overall direction of the project. We explore design concepts, spatial relationships, architectural character, and potential approaches to arrive at a design that reflects your goals, priorities, and the unique qualities of the property.

Design Development
Once a design direction is established, the project is refined in greater detail. Materials, architectural elements, cabinetry, fixtures, and other key components are developed and coordinated to more clearly define the character and intent of the project.

Construction Documents
Detailed drawings and specifications are prepared to communicate the design to the contractor and guide construction. These documents are also used to obtain competitive bids and secure the necessary permits and approvals from the Town.

Bidding & Contractor Selection
I assist clients in identifying and interviewing qualified General Contractors and participate in meetings to answer questions and clarify the scope of work. Once bids are received, I review and coordinate with each bidder to help ensure that pricing is based on a consistent scope, allowing for a meaningful comparison of the proposals. Permit applications are typically submitted during this period so construction can begin as efficiently as possible once a contractor is selected.

Construction
During construction, I serve as your architectural representative and remain actively involved in helping translate the design from drawings into the built work. This includes reviewing shop drawings and submittals, making scheduled site visits, responding to questions and unforeseen conditions, and working with the contractor and project team to resolve issues as they arise. My role is to help maintain the design intent, quality, and continuity of the project through completion.
